Damage deposut or caution

The money commonly used with sales contracts and leases that is paid in good faith to assure performance of a contract. Paid by the tenant, the damages deposit protects the lease-holder against risks of letting. The damage deposit is refunded under condition that tenant has paid everything as per contract.
